Warranty Deed
To begin with, every property that we have for sale will be sold to you with a good clear insured Warranty Deed. No worries of outstanding hidden taxes, liens or other issues that come up with buying real estate. All of our properties have had a full history check done to insure that they are completely clear of all taxes, tax certificates and all liens, etc. before they ever even see the market.
Owner Financing
We offer owner financing on all of our properties to everyone with no credit check needed! That's right, good credit, bad credit or no credit; Everyone Qualifies! And our rates are the best! Rates start at a SUPER LOW 1.9% interest rate for up to 4 years! Anything over 4 years can be financed at 4.9% interest for up to 8 years. Anything over 8 years can be financed at a still low, 7.9% interest. (These rates are way below any other sellers and most banks!)
Cash, No Need To Finance?
We have a discount for you! For cash buyers, although we do offer owner financing on all of our properties, any buyer who pays for our property in full with cash we will offer a nice discount off of the price (the financing price). The listed cash prices are already listed with each of our properties to reflect the discount.
Property Reserve
Do you currently see the property of your dreams? Life happens and we know some time it takes time. You don't want to see the property sold to anyone else. Whether it's the need of the extra time to make certain it's the one for you, preparing your finances or whatever the situation we can help! We will hold any of our properties for 30 days for you for a small fee. If you want to reserve any one property for 30 days so that you can get the time to visit the property or any other reason, for $500 retainer we will hold this property for you. But the money is yours! As long as you go through with the sale on this property, or any other property of ours for that matter, that $500 is put towards your purchase! It does not go to waste. Although this fee is non-refundable due to holding the property off the market, we are still looking out for you!
If one of our properties are to far to drive to today, but you know you have a deep desire for the property, all of our properties come with a 100% satisfaction guarantee! When we say we handpicked each and every property, we mean it! We have seen them all and have walked each of them thoroughly! So we know what we have for sale and we stand behind it. All of our properties are in the best quality so to assure that all of our buyers are 100% satisfied we offer a Property Exchange Guarantee for both Financing Buyers and Cash Buyers.
It works like this: if you cannot visit the property before you buy, we offer a 90 day no questions asked, 100% satisfaction property exchange guarantee to anyone who buys their property sight-unseen. This means you can buy any of our properties today with the 100% assurance and guarantee that if for any reason once you visit your property during the 90 day duration, if you are not completely satisfied with your property, you have the option to exchange your property for any other property that we have available for sale (with a refund in pricing if less or paying the difference if more).
Split Payment
And also for everyone, I will sometimes offer (dependent on the sale price/down payment price) a split payment option on some of the larger loans and cash sales. This means with some of the larger down payments and cash sales, I will give you the option of paying a percentage (usually one-half (50%)) up front and the remaining balance due in an agreed upon amount of days later (usually 30 to 45 days).
